Who arrives here
Three starting points. One commercial goal.
Whether you are considering short-term letting, already hosting or moving away from buy-to-let, the question is the same: how can this property perform better?
New to short-term rentals
- Is my property commercially suitable?
- What could it realistically earn?
- Will guests respect it?
- How will my own stays work around bookings?
- Can I trust someone else to operate it properly?
Already short-term letting
- Is my property reaching its potential?
- Why should I switch?
- Can revenue, ADR or occupancy improve?
- Will the home be looked after better?
- What does South House do differently?
Switching from buy-to-let
- Could short-term letting produce a stronger return?
- How would income compare with my current tenancy?
- Is there enough year-round demand?
- What additional costs are involved?
- Is the increased return worth the change?
Different starting points. The same objective: stronger performance, professional control and a property strategy built around your commercial goals and personal requirements.

Your home needs a commercial strategy
A home with personal meaning should not be managed less commercially. It should be managed more intelligently.
Strong positioning, active pricing and the right guest mix can improve revenue while protecting the property, preserving its standards and working around how you use it.
Great hospitality protects the home
Better guests protect the property
Better experiences attract better guests. Better guests treat the property with more respect, leave stronger reviews and support better long-term demand.
Great hospitality protects the asset, strengthens its reputation and supports better pricing power.

The offer
What South House improves
The right guest mix
Attracting guests who fit the property, value the experience and support stronger reviews, ADR and repeat demand.
Earning without relying on discounts
Using pricing, positioning and market insight to improve revenue — not simply filling nights at any price.
Guest-ready and owner-ready
Keeping the property professionally presented for guests and properly prepared for your own stays.
Small problems stay small
Identifying maintenance and presentation issues early, before they damage the experience or become expensive.
You stay informed, not involved
Clear communication, transparent reporting and professional control, without requiring you to run the daily operation.
Delivered through active pricing, multi-channel distribution, guest management, trusted cleaning and maintenance, our own marketing, reporting and continuous optimisation.
How we think
A different operating model, not a different task list
Most owners already have a listing, a cleaner, and message guests. Those things alone do not create strong performance. South House brings every part of the operation together within one commercial strategy, then measures, tests and improves it continuously.
01
Getting the right foundations in place
Performance starts with getting the foundations right.
The more prep upfront, the higher the chance of success. We work with you to get it right.
See the working parts
- Right asset, right market
- Clear target audience
- Strong presentation and a smooth guest experience
- Right channels and a considered launch
- Pricing set to generate demand and feedback
02
From first click to repeat stays
Performance comes down to three things — visibility, conversion and revenue optimisation. Get these right and everything improves. Get them wrong and nothing else matters.
See the working parts
- Visibility — your property in front of the right demand: positioned properly across platforms, search and pricing tiers to reach the right guests at the right time
- Conversion — photography, design, copy and positioning working together to get you booked solid
- Revenue optimisation — data-led pricing, structured testing and continuous adjustment to demand, refined weekly using market insight and specialist tools. Driving ADR without sacrificing occupancy
03
Consistent delivery, day in, day out
Execution comes down to three things: operations, guest experience and owner experience. Get these right and performance improves. Get them wrong and things slip.
Strong performance only works if it is delivered properly, every day. We make sure it is.
See the working parts
- Operations — cleaning, maintenance, scheduling and communication handled consistently, by a small team of trusted people who have your back
- Guest experience — thoughtful design, comfort and attention to detail that turn stays into 5-star reviews and repeat demand
- Owner experience — clear reporting, proactive communication and flexible involvement, protecting your property while delivering strong returns
Proof in practice
James wanted stronger performance and a more personal standard of management.
James Stenning owns a Georgian cottage in central Brighton. The property was already operating as a short-term rental, but he wanted stronger commercial performance, greater accountability and a partner who would actively improve the home and guest experience.
“I wanted a more bespoke, intimate service with someone who could really come round, roll sleeves up and fix things as and when things needed fixing, and who could interact more personally with my guests.”
Superhost achieved · Consistent five-star reviews · ADR up ~30% with improving occupancy

Is South House right for you?
South House is not for everyone. We work best with owners who value high standards, honest advice and continuous improvement.
Right owner
Commercially ambitious, collaborative and focused on long-term value.
Right mindset
Open to data, honest advice, investment, testing and continuous improvement.
Right property
Strong location, guest appeal, character and genuine revenue potential.
Right strategy
A tailored plan covering pricing, positioning, guest mix, owner use and long-term performance.
The right guest mix, not just occupancy
Not every occupied night creates equal value. The right combination of short stays, longer bookings, leisure guests and professional stays can improve revenue, reduce operational strain and better protect the property. We optimise for total performance — not occupancy at any cost.
A commercial asset with personal considerations
Homeowners and investors often want the same results: strong revenue, occupancy and professional execution. Personally owned homes may also involve owner stays, greater sensitivity to condition and guest type, and a closer operational relationship. Those considerations become part of the commercial strategy — not a reason to lower the ambition.

The results have been clear: stronger revenue, better reviews, and a much more efficient setup.”
“Since partnering with Matthew, my property has become a high-performing asset, and now ranks in the top 5%. With strong occupancy, rising ADR, and all 5-star reviews — it’s booked solid and shows consistent performance in a competitive market.”

You decide whether South House is the right partner.
Questions homeowners ask
Is my property suitable for short-term rentals?
It depends on location, layout, character and guest appeal. That is exactly what the Performance Review looks at — and if the honest answer is no, we will tell you rather than list it anyway.
How do you decide if a property is a good fit?
South House is deliberately selective. If the property does not have the location, character or potential to perform, we will say so rather than list it anyway. Being part of a curated collection is the point.
What if I still want to use my home throughout the year?
Most of our homeowners do. You block out your own stays and the home earns around them. The strategy is built around your use, not in spite of it.
How do you protect my home?
Great hospitality protects the home. Guests who feel looked after, understand the house and see that someone cares treat it better. Add careful guest selection, consistent housekeeping and fast maintenance, and the home stays the home you love.
How do you choose the right guests?
Positioning does most of the work: the way a home is presented and priced determines who books it. We position for the guests you would be happy to welcome, and we speak to guests personally before and during stays.
Will I earn more than I do today?
That is what the Performance Review answers with real numbers. Owners who switched to South House have seen ADR rise around 30 percent with improving occupancy — but every home is different, so we benchmark yours before promising anything.
Can I switch from my current management company?
Yes. Switching is usually simpler than owners expect, and we handle the transition — listings, photography, pricing and guest communication — so nothing drops between the two.
How involved do I need to be?
As involved as you want to be. Some owners want a monthly summary; others want to talk strategy every week. Both work.
What happens if something goes wrong?
We deal with it — that is the job. Guests contact us, not you, and issues are handled quickly by local people who know the home.
Why choose South House over a traditional management company?
Traditional management takes bookings and sends statements. South House runs your home like a business: positioning, pricing strategy, marketing, guest experience and continuous optimisation, all handled by the founder — not a call centre.
Let's talk about your home and what it could achieve.
Tell us how the property performs today, how you use it and what you want from it. We will assess its market position, identify the commercial opportunities and give you an honest view of the right next step.
