The market has changed
Most operators haven’t.
Five years ago you could list a decent property on Airbnb and watch it book. That market is gone. Professional operators will outperform hobby hosts over the long term — and the gap widens every season.
More competition
Better-presented homes are competing for the same guests, every year.
Higher expectations
Fast service, thoughtful design and seamless stays are now the standard, not a bonus.
Tighter margins
Fees, regulation and operating costs need active management, not a set-and-forget listing.
Listing is not a strategy
Successful homes are positioned, marketed and continually improved — not simply uploaded.
Without the right positioning, pricing and guest experience, your property can lose visibility and leave significant revenue on the table.
How we think
The South House Model
We don't simply manage properties. We build high-performing short-term rental businesses. Every home needs a clear commercial strategy built around its market, target guest, positioning and long-term potential.
01
Getting the right foundations in place
Performance starts with getting the foundations right.
The more prep upfront, the higher the chance of success. We work with you to get it right.
See the working parts
- Right asset, right market
- Clear target audience
- Strong presentation and a smooth guest experience
- Right channels and a considered launch
- Pricing set to generate demand and feedback
02
From first click to repeat stays
Performance comes down to three things — visibility, conversion and revenue optimisation. Get these right and everything improves. Get them wrong and nothing else matters.
See the working parts
- Visibility — your property in front of the right demand: positioned properly across platforms, search and pricing tiers to reach the right guests at the right time
- Conversion — photography, design, copy and positioning working together to get you booked solid
- Revenue optimisation — data-led pricing, structured testing and continuous adjustment to demand, refined weekly using market insight and specialist tools. Driving ADR without sacrificing occupancy
03
Consistent delivery, day in, day out
Execution comes down to three things: operations, guest experience and owner experience. Get these right and performance improves. Get them wrong and things slip.
Strong performance only works if it is delivered properly, every day. We make sure it is.
See the working parts
- Operations — cleaning, maintenance, scheduling and communication handled consistently, by a small team of trusted people who have your back
- Guest experience — thoughtful design, comfort and attention to detail that turn stays into 5-star reviews and repeat demand
- Owner experience — clear reporting, proactive communication and flexible involvement, protecting your property while delivering strong returns
Proof in practice
James wanted more than a management company.
James Stenning owns a Georgian cottage in central Brighton. He wanted a partner who would understand the property, take personal responsibility and improve its performance — not simply manage bookings from a distance.
“I wanted a more bespoke, intimate service with someone who could really come round, roll sleeves up and fix things as and when things needed fixing, and who could interact more personally with my guests.”

Don’t compare services. Compare philosophies.
Photography, cleaning, guest messaging, dynamic pricing — every management website says the same things. The difference is not the task list. It is how the business thinks.

Most homes do not have a management problem. They have a revenue strategy problem.
A property can be clean, well reviewed and fully operational while still being priced too flatly, targeted at the wrong guests or available on the wrong terms. South House actively manages rates, minimum stays, booking windows, channel mix and event demand to improve the quality of bookings, not simply fill nights.
How it comes together
Data-led. Tech-enabled. Human-led.
Market intelligence
Local expertise and continuous competitor and demand benchmarking, so positioning is never a guess.
Pricing and revenue optimisation

Automation and performance reporting
AI and technology handling the repeatable work, with clear reporting behind every decision.

Is South House right for you?
The right ingredients, in the right order.
Homeowners and investors want many of the same outcomes, but arrive with different questions. Each gets its own conversation.
It is still your home
Homeowners
Protect the home, retain flexibility, attract the right guests and help it pay its way. Revenue matters just as much here as it does for an investor — it is the same discipline applied to a home you also care about personally.

We work best with owners who want an active partner, value honest advice and are willing to invest in long-term performance.

Why trust South House?
Built from a growth background, not a property-management playbook.
Matthew’s background is growing SaaS businesses, building startups, scaling agencies, commercial partnerships, marketing and technology — plus renovating properties along the way. Not traditional property management.
South House applies the same disciplines of systems, data, testing and continuous optimisation to short-term rentals. That is a very different starting point from “we’re passionate about hospitality”.
What owners say
“Working with Matthew has been a step change from our previous management company. He’s reshaped how we approach the STR market, repositioned our properties, and brought structure to the tech and operations. The results have been clear: stronger revenue, better reviews, and a much more efficient setup.”
“The results were immediate: three bookings within two weeks and a flawless strategy for local event surges that secured instant 5-star reviews. Matthew handled the full professional setup — from photography to onboarding — and has been exceptionally responsive and strategically driven throughout.”
“Since partnering with Matthew, my property has become a high-performing asset, and now ranks in the top 5%. With strong occupancy, rising ADR, and all 5-star reviews — it’s booked solid and shows consistent performance in a competitive market.”
Questions owners ask
Do you take on every property?
No. South House is deliberately selective. If a property does not have the location, character or potential to perform, we will say so rather than list it anyway. Being part of a curated collection is the point.
What does management include?
Everything: commercial strategy, positioning, pricing, marketing, guest communication, housekeeping, maintenance coordination and clear owner reporting. Management is the delivery layer — the strategy behind it is what makes the difference.
Can I still use my home?
Yes. Many owners block out their own stays. If it is a home you care about personally, the homeowners page explains how that changes the conversation.
Will I retain visibility and control?
Yes. You get clear reporting on performance, pricing and guest activity, and we flag anything that needs your input. You are never locked out of decisions about your own property.
Can I switch from another manager?
Yes, and many of our owners did. If you are frustrated by passive pricing, thin reporting or inconsistent revenue, the Performance Review is the easiest way to see what a different operating model would change.
How are your fees structured?
Every property is priced individually based on scope, location and the work involved. We walk you through the structure clearly during your Performance Review — no hidden costs, no surprises.
What could my property realistically earn?
Start with the South House Performance Review. It benchmarks your property against the market, identifies hidden revenue opportunities and gives you a clear, realistic action plan — whether or not you work with us afterwards.
