Know a Sussex property that’s leaving money on the table?

Introduce us to the owner. If they join South House, you get £250 cash — and they get £250 off onboarding.

We are looking for distinctive flats, houses and property portfolios across Brighton, Hove, Worthing, Shoreham-by-Sea, Lewes and selected Sussex locations.

Usually one of two things

Underperforming short-term lets

Already on the market, but not reaching their potential.

Untapped potential

Properties with the fundamentals to become high-performing short-term stays.

The offer

£250 for you.
Free onboarding for them*

Five steps, and the only one that takes you any time is the first. You keep hold of the introduction — we do not approach anyone until you say so.

  1. 01

    Send us the property

The address and why you think it could work.

  2. 02

    We take a look

We assess the location, property and likely demand.

  3. 03

    You make the introduction

If it looks like a fit, you introduce us to the owner by email or WhatsApp.

  4. 04

    We meet the owner

We visit the property, run the numbers and show them how it could perform.

  5. 05

    They join South House

Once the owner signs a 12-month agreement, you get £250 cash and they get £250 off onboarding.

For an existing short-term let, that makes our usual £250 onboarding free. For a new short-term let, our usual £500 onboarding is reduced to £250.

Who we’re after

The owners worth introducing

You don’t need to know exactly what they’re planning. If someone you know owns the right kind of property and any of these sound familiar, send it over.

  • Already short-term letting, but quietly fed up

On Airbnb or with another management company, but unhappy with revenue, service or both.

  • Building a portfolio

An investor, landlord or rent-to-rent operator looking for an operating partner rather than simply a booking service.

  • Sitting on an underused property

A second home, inherited property or somewhere that only gets used for part of the year.

  • Ready to get started

They have considered short-term letting but need help with the setup, launch and ongoing operation.

  • Coming off a long-term tenancy

Between tenants, or considering whether short-term letting could deliver a stronger return.

The kind of thing

The properties we’re looking for

These are the kinds of properties we see strong demand for and know how to make perform. They aren’t defined by one style, size or price point — what matters is that they offer a lifestyle people genuinely want to buy into, with a clear reason to choose them over the alternatives.

This is why we’re asking you to send us properties like these.

The other half

Probably not for us

The opposite is also true: if there’s no clear reason for a guest to choose the property, it’s unlikely to be right for South House.

  • No clear guest appeal

Generic properties with little character, design, lifestyle or convenience advantage.

  • Weak location

Somewhere with limited visitor, corporate or longer-stay demand.

  • Poor condition

Properties needing significant refurbishment before they are ready for guests.

  • Limited commercial potential

Where the numbers only work at unrealistic nightly rates or occupancy.

  • Tied up long term

Properties committed to an existing long-term tenancy.

  • Outside our patch

Properties outside Sussex, or outside the locations we actively operate in.

A property doesn’t need to tick every box. It does need a compelling answer to one question: why would someone choose to stay here?

Owners who already made the move

The results were immediate: three bookings within two weeks and a flawless strategy for local event surges that secured instant 5-star reviews. Matthew handled the full professional setup — from photography to onboarding — and has been exceptionally responsive and strategically driven throughout.
Jenny Rees · property owner, Worthing
Working with Matthew has been a step change from our previous management company. He’s reshaped how we approach the STR market, repositioned our properties, and brought structure to the tech and operations. The results have been clear: stronger revenue, better reviews, and a much more efficient setup.
Nitesh and Hari · Nihar Homes, rent-to-rent investors
Working with Matthew has been a breath of fresh air after poor management, low service, and falling revenue. He transformed an underperforming listing, earning me Superhost status through consistent 5-star reviews and increasing ADR by ~30% with improving occupancy.
James Stenning · property owner, Brighton
Simon Smith
“I don’t offer recommendations lightly. Having seen how Matthew has improved other properties, recommending him to people I know felt like a safe bet — and the ones I’ve sent his way have been very grateful.”

Over to you

Refer an owner

Two minutes, and the address is the only thing we really need. We’ll do the digging.

We don’t ask for the owner’s details and you shouldn’t send them. If it looks like a fit, we’ll come back to you and you can make the introduction yourself.

Street and town is enough — we will look it up from there.

An old listing, an agent's page, an Instagram — anything public.

The location, the character, the condition — whatever made you think of it.

Up to 3, 5MB each. Even a phone snap of the outside helps.

We’ll never approach an owner before you’ve said yes.

Questions, and the small print

Do I need to speak to the owner first?
Not to send it over. Send us the address, and if it looks like a fit we will ask you to introduce us by email or WhatsApp.
What does the owner get?
£250 off onboarding. For an existing short-term let that makes our usual £250 onboarding free; for a new one, our usual £500 is reduced to £250.
When do I get paid?
Within fifteen days of the owner signing a 12-month agreement with us. Not when you send the form — introductions are easy, and this is a thank you for one that landed.
How do you pay it?
Straight to your bank account. We ask for the details when it is due, never before.
What counts as a new referral?
A property we are not already managing and not already in conversation with. If we have been talking to the owner already, we will tell you straight away.
What if two people refer the same property?
The first message in wins, by the timestamp on the form. We will let the second person know rather than going quiet on them.
Can I refer more than one?
As many as you like, and each one that joins earns its own £250. We would rather have five you have thought about than fifty you have not.
Is the £250 taxable?
Possibly, depending on your circumstances — it is income, and what you do about it is between you and HMRC. We pay the full £250 and deduct nothing.

Know a property that’s been empty too long?

You don’t need to be certain. Send us the address and we’ll tell you either way — and if it turns into a South House home, £250 is yours.
